This project involved the complete fit-out of a central London office building spread across four floors and a basement. The site came fully stripped out, with no external storage or laydown space. All deliveries and trades had to be coordinated carefully to maintain momentum within tight access restrictions.

The client wanted to create a workplace that felt softer, more welcoming and less corporate than a typical office. Working with Studio Reed, the team set out to design a calm, residential-style environment that still supported high performance. While it took cues from the client’s other London site, the emphasis here was on relaxed finishes and hospitality-led spaces.
The building needed to accommodate open-plan working, private offices, meeting rooms, a gym and full hospitality, including a restaurant-grade kitchen and pantry spaces on every floor. The project had a fixed delivery deadline to support a phased launch: the space would initially serve 40 people, scaling to 115 staff and service teams by completion.
Calshot was responsible for the full fit-out, including joinery, steel fabrication, painting and detailing. All elements were delivered in one continuous programme. Lighting requirements adjusted mid-project, prompting the design and fabrication of several bespoke fittings to suit new layouts. Every part of the project from kitchen infrastructure to HVAC integration requiring precise coordination between trades to keep pace with the programme and deliver to spec.


Much of the interior character came through the materials. The stairwell was stripped back and re-clad in mild steel with pitch pine treads and risers reclaimed from Liverpool dockyard buildings. Meeting rooms were panelled in reclaimed timber from the Birmingham print works. A traction engine wheel was repurposed as a coffee table. Secret doors, disguised as bookshelves, were built into the reception area. Joinery throughout was hand-painted and gym facilities were fitted with custom lockers and weight stacks to the clients specification.
The project was delivered in 12 months, on time and to specification. The result is a layered, functional workplace that moves easily between open and private, professional and informal. Feedback from the client was positive, particularly in regard to the level of finish and ability to meet the full scope without disruption. The coffee bar and main servery remain standout moments of the fit-out combining function, detailing and materials in a way that reflects the wider space.


Tanera Mòr
Tanera is a remote island in the Inner Hebrides and the site of one of the largest private restoration projects in the UK. Calshot has worked closely with the Tanera Restoration project as a major contributor to the regeneration of the island.

The Rex Deli
The Rex Deli sits in a restored Grade II listed Queen Anne horse stable in Mayfair. Calshot was brought in to deliver a full interior and exterior fit-out, working closely with Head Chef Lahiru Jayasekara to create a space that felt both considered and practical.
